Leases and real estate law

For most businesses, the lease of the premises is the longest financial commitment they sign. It should be reviewed before, not during, the dispute.

Advice is given either as a one-off matter or on a continuing basis under a retainer. The scope and fee are agreed in writing before work starts.

What it includes

  • Review and negotiation of leases of premises and warehouses
  • Assignment, sublease and transfer with the statutory rent increase (art. 32 LAU)
  • Indemnity to the tenant of commercial premises at the end of the lease (art. 34 LAU)
  • Claims for rent and recovery of possession by oral proceedings (art. 250.1.1 LEC)
  • Purchase of property and premises, deposits and guarantees
  • Homeowners associations, unpaid common expenses (art. 21 LPH) and resolutions
